Introduction: The Strategy Session

We like to begin by setting up an in person strategy session – where we answer any questions, provide an in depth market analysis and share our proposal on how we would sell your home.

We start this meeting with a detailed tour of your home. We make notes of key selling features and pinpoint anything worth fixing and/or altering so that we maximize the home value.

This is a great opportunity to get to know each other, see if we are a good fit and ensure your goals and expectations are aligned with current market conditions. We leave the end to discuss a pricing, listing and marketing strategy that we would put to work should we have the pleasure of working together.

Getting Your Home Ready

At this stage we organize all contractors, stagers and photographers to make necessary adjustments, fixes so that we put your home in the best possible light.

Sorting Logistics

With the help of our team’s Client Care Coordinator we organize everything from listing documentation, signage and keys, covid 19 safety protocols and showing instructions.

Developing Marketing Material

We work with the seller to come up with a strategic marketing angle for their home and the neighbourhood. To reach a higher price for our listing, it is very important to set ourselves apart from the other listings available or that have recently sold.

We need a carve a unique space in the buyer’s mind.

Once this angle is established, we design and produce creative emails, social ads, dedicate website, brochures and all other assets we need to put in circulation.

Do You Really Charge Just 1% Commission?

Yes, we really only charge 1% to list your property. The typical real estate commission on the listing side is 2.5% in the GTA.

All fees including commission, HST (only on services i.e. realtor, lawyer etc) are paid once the transaction is completed. Our services are free of cost UNTIL we sell your home for the price & terms YOU want!

Do You Charge Any Fees To Post My Listing On MLS(r)?

No! Sometimes I do have to repeat myself “I’m a full service, experienced Realtor”! (I’m just a low commission realtor). There are no fees or service charges to list your property on MLS(r). It comes complimentary as part of my full real estate services coverage.
